PC 17-43, Consider Resolution 18-31 to Subdivide 12.28 acres into 10 tracts, PORT Riverwalk

The City is proposing a registered land survey to subdivide 12.28 acres into 10 tracts to clear up title discrepancies.
The City has been working with a developer on the redevelopment of a portion of PORT Riverwalk. As part of the due diligence process, title discrepancies have come up. To resolve these discrepancies the City is proposing three and possibly a fourth registered land survey.
This is the second registered land survey; it includes property on the south side of Coon Rapids Boulevard between Crane Street and Zilla Street. The proposed survey subdivides 12.28 acres and creates 10 tracts. This eliminates the tile discrepancies and makes the transfer of property easier. The property will be platted into its final configuration as part of the redevelopment project.
Planning Commission Meeting
At the Planning Commission meeting held on January 18th, one resident spoke at the public hearing. She was concerned about possible changes to her driveway contemplated when the site is developed. Staff explained that she will be contacted about the changes later in the development process. The Commission voted unanimously to recommend approval of the proposed registered land survey.
In Planning Case 17-43, the Council approve Resolution 18-31 approving the proposed registered land survey with the following condition:
All comments of the Anoka County Highway Department be addressed.
