PC 17-18, Consider Resolution 17-75 Approving Final Plat for Gateway Commerce Center 5th Addition, H&W Family, LLLP

The applicant is requesting City Council approval of Resolution 17-75 granting Final Plat approval for Gateway Commerce Center 5th Addition.
In May 2016 the City approved the final plat for Gateway Commerce Center 4th Addition That plat created the 5.76 acre outlot on the north side of Gateway Drive that is being platted as part of the proposed Gateway Commerce Center 5th Addition. The other outlots, the 5.05 acres on the south side of Gateway Drive that are being include in the proposed plat, were created as part of the original Gateway Commerce Center final plat and Gateway Commerce Center 2nd Addition.
The final plat of Gateway Commerce Center 5th Addition creates two lots. Lot 1, Block 1 includes Outlot A, Gateway Commerce Center; it is 5.05 acres and is located on the north side of Gateway Drive. Lot 1, Block 2 includes Outlot B Gateway Commerce Center Addition and Outlot A, Gateway Commerce Center 2nd addition, it is 5.76 acres and is located on the south side of Gateway Drive.
The proposed final plat is consistent with the corresponding amended PUD site plan which the Council is also considering. Attached is the site plan for the corresponding proposed PUD amendment and the final plat for Gateway Commerce Center 5th Addition.
In Planning Case 17-18, staff recommends the City Council approve the attached Resolution 17-75 approving the final plat for Gateway Commerce Center 5th Addition with the following conditions:
All comments of the City Engineer be addressed.
The corresponding PUD amendment that allows the second car dealership is approved.
