The applicant is requesting preliminary plat approval to plat 2.68 acres into one lot. The plat is being proposed in conjunction with a site plan for a 128 unit apartment building.

DISCUSSION
The applicant is requesting to plat 2.68 acres (5 parcels) into one lot in conjunction with a site plan for a 128 unit apartment building. The property has frontage on Coon Rapids Boulevard and on 115th Lane. The lot complies with the dimensional and area requirements of the High Density Residential district. There is a large sanitary sewer the crosses the property; the appropriate easement will have to be placed over that pipe. 

Park dedication for this project should be paid in the amount of $1,300 per units. Payment of park dedication fee s are due prior to the issuance of building permits, unless otherwise determined by Council.


 
RECOMMENDATION
In Planning Case 17-21, move to recommend approval of the preliminary plat with the following conditions:
  1. All comments of the City Engineer be addressed.
  2. Park dedication in the amount of $1,300 per unit be paid prior to the issuance of the building permit, unless otherwise determined by Council.
  3. All comments from Anoka County Highway department be addressed.
