The applicant is requesting preliminary plat approval to plat 2.68 acres into one lot. The plat is being proposed in conjunction with a site plan for a 128 unit apartment building.
The applicant is requesting to plat 2.68 acres (5 parcels) into one lot in conjunction with a site plan for a 128 unit apartment building. The property has frontage on Coon Rapids Boulevard and on 115th Lane. The lot complies with the dimensional and area requirements of the High Density Residential district. There is a large sanitary sewer that crosses the property and an appropriate easement will have to be placed over that pipe.
Park dedication for this project should be paid in the amount of $1,300 per unit. Payment of park dedication fees are due prior to the issuance of building permits, unless otherwise determined by Council.
Planning Commission Meeting
At the Planning Commission meeting held on July 20th, no one spoke at the public hearing. The Commission voted unanimously to recommend approval of the proposed preliminary plat.
In Planning Case 17-21, the Planning Commission recommended approval of the preliminary plat with the following conditions:
All comments of the City Engineer be addressed.
Park dedication in the amount of $1,300 per unit be paid prior to the issuance of the building permit, unless otherwise determined by Council.
All comments from Anoka County Highway Department be addressed.
