Subject:    PC 17-15, Consider Preliminary Plat and Final Plat for Riverdale Commons 6th Addition, 3550 124th Avenue, Amcon

INTRODUCTION
The applicant is requesting preliminary plat approval and approval of Resolution 17-93 granting final plat approval for Riverdale Commons 6th Addition. The applicant is proposing to plat 13.3 acres into three lots. One lot is for the existing Home Depot and two lots for two proposed commercial buildings.
DISCUSSION
On August 17th, the Planning Commission approved a site plan for two commercial buildings. The buildings will be located in the Home Depot parking lot adjacent to 124th Avenue. This plat is being submitted in conjunction with that site plan. Lot 1 is 11.1 acres and includes the existing Home Depot store. Lot 2 is 1.25 acres and Lot 3  is .93 acres; these two lots are being created for the two commercial buildings. The lots comply with the dimensional and area requirements of the General Commercial district. Park dedication for the site was collected when the original Home Depot lot was platted.

Planning Commission Meeting

At the Planning Commission meeting held on August 17th, no one spoke at the public hearing. The Commission voted unanimously to recommend approval of the proposed preliminary plat.
RECOMMENDATION
In Planning Case 17-15, the City Council move to approve the preliminary plat and approve Resolution 17- 93 granting final plat approval for Riverdale Commons 6th Addition with the following condition:
  1. All comments of the Assistant City Engineer be addressed.
