Real Estate Equities, the applicant, is requesting preliminary plat approval to plat 4.68 acres as one lot and dedicated right-of-way for Springbrook Drive.

DISCUSSION
Background

The applicant is proposing to construct an apartment building on the site. Platting the property will allow for the appropriate easements as well as dedicating right-of-way for Springbrook Drive.

The size and dimensions of the lot comply with the PORT's development requirements. Park dedication for the property will have to be paid prior to the issuance of a building permit and will be based on the number of units in the apartment building.
RECOMMENDATION
In Planning Case 19-4, the Planning Commission move to recommend approval of the preliminary plat for Port Evergreen based on the findings that the proposed plat complies with the lot dimensions of the PORT disctrict and meets City's subdivision requirements, with the following conditions:
 
  1. Compliance with Title 11, City Code of Coon Rapids.
  2. Park dedication for the lot shall be paid prior to releasing building permit and will be based on the number of units in the apartment.
  3. All comments from the City Engineer must be addressed.
  4. All comments from MNDOT must be addressed.
