INTRODUCTION
The applicant Red Mill Properties, is requesting preliminary plat approval for Riverdale 6th Addition. The applicant is proposing to plat four acres into two lots. One lot is for the existing Wells Fargo office building and the other for a multi-tenent commercial building.

DISCUSSION
This plat is being submitted in conjunction with a site plan for a commercial building. Lot 1 is 2.9 acres and includes the existing Wells Fargo office building. Lot 2 is 1.1 acres, this lot is being created for a new commercial building. The lots comply with the dimensional requirements and area requirements of the General Commercial district. Park dedication was collected when the existing office building was constructed.
RECOMMENDATION
In Planning Case 19-12, the Commission move to recommend approval of the preliminary plat with the following conditions:
  1. All engineering comments be addressed.
  2. All comments from the Anoka County Highway Department be addressed.
